Our Design-Build Process
Building a Vancouver custom home involves many moving parts. However, a structured and clear process ensures that your project remains organized through every step.
1. Initial Consultation
We begin gathering information regarding your objectives, lifestyle, budget, and property while answering your questions about the custom home building process.
2. Construction Site Analysis
We evaluate your lot, site conditions (such as topography), zoning requirements, and factors that may influence the design and construction of your new home.
3. Design & Planning
While working closely with you, we develop floor plans, exterior concepts, and interior designs that embody your vision while ensuring compliance with local building codes.
4. Budgeting
As we advance through the design process, we prepare detailed estimates of cost so you know exactly what you are investing in at every stage of the project.
5. Permits & Approvals
Before initiating construction, our local experience allows us to coordinate permit applications and facilitate the necessary approvals. Timelines may fluctuate depending on the municipality and project complexity, often taking up to 36 weeks.
6. Construction
From trade coordination to quality control monitoring and ongoing client communication, our experienced staff oversees each stage of the construction process.
7. Final Walkthrough
Upon completion of construction, we conduct an extensive inspection to verify that all components of your new home meet our standards, construction codes, and your expectations before handing over your new home.
8. Warranties & Post-Construction Support
Each newly completed home includes protection provided by BC’s mandatory 2-5-10 new home warranty program (2 years of coverage for labour and materials, 5 years of warranty for the building envelope, and 10 years for structural components), subject to the policy terms.
